Tagline is “the living is easy” - it’s anything but. We lived here for 2 years in 2 different flats (2024 - 2026) and encountered issues continuously, from maintenance that never actually fixed anything (no bathroom ventilation in our first place despite numerous follow-ups to fix, for which management then tried to take £200 out of our deposit to clean mould at the end / a heated towel rail that would come off its hinges every time the heat was turned on and did so even after it was “repaired”), exorbitant bills you’re locked into, even moving flats within the same complex was a huge hassle. Key fobs would randomly stop working, post room would erase me from their system for no reason. Window cleaning would happen without notice so there’d just be a random man abseiling onto my balcony as I worked from home. You’ll be rinsed for money at every turn - as for rent, the cheaper flats at Kampus are still about 25% above market rent for the area, so do yourself a favour and go elsewhere. We even paid a year upfront to not have to deal with the bureaucracy and still received an email 6 months in trying to charge another 6 months’ payment which was only retracted after I flagged it. Even updating an email address took several requests to get right and meant we were chased for things when they had sent emails to the wrong address, and left the other tenant out of cc. That’s not even getting started on our neighbours chucking all their cigarettes onto our balcony in our 2nd flat, burning holes into our furniture, and management unable to do anything about it for the whole year. Gym etiquette was also terrible, equipment left everywhere. Attached businesses are also overpriced and treat you like they don’t need your business (had particularly unfriendly service at Pollen and Madre). If you’re after a “community” you’re better off finding a local club or some grassroots events on Eventbrite. The one saving grace would be a handful of nice and well-meaning staff, but they were few and far between. I don’t like to write public negative reviews as you’ll see from the rest of my profile, but in this case I feel it’s an ethical duty to warn people about these capitalist housing nightmares, and going to management itself never resulted in any positive change so I have to make the PSA here because otherwise, the marketing would have you believe build-to-rent is like urban utopia. We only stuck it out because we were locked into 12 month tenancies and it was 5 mins’ walk from my work, but with the Renters’ Rights Act in place now, hopefully others can find a place where they can actually feel at home. I’m now renting a crumbling Victorian shoebox in London and already feel so much more peace here than I ever did in Kampus’ concierged “luxury”.

We're sorry to read that your time with us did not meet the standards we strive to provide, particularly given that you chose to make Kampus your home for two years. It's disappointing to hear that a number of issues, including maintenance, communication and your overall experience, left you feeling this way. We appreciate your comments regarding our team, and we're pleased that some members of staff were able to leave a positive impression despite the frustrations you experienced. We're sorry to hear about the maintenance concerns you raised, particularly the ventilation and heated towel rail in your first apartment, as well as the issues you experienced with key fobs and the parcel room. Our MVHR ventilation systems are inspected and maintained regularly, and as part of our ongoing investment in the building we have recently replaced over 100 units to continue improving their performance. Whilst we always endeavour to resolve reported issues as quickly and effectively as possible, we recognise that this was not your experience. We're also sorry to hear about the ongoing issue with cigarette litter from neighbouring balconies. Whilst we always investigate reports of this nature and encourage residents to be respectful of those around them, we cannot always control the actions of individual residents where the source cannot be identified. Creating a welcoming and considerate community is something we take seriously, and we continue to promote this through resident engagement and communication. In relation to your comments about pricing, we appreciate that perceptions of value will differ from person to person. We continually review our pricing structure to ensure it remains competitive and fair, and over the past two years have introduced a number of initiatives to support residents, including freezing rents, offering introductory incentives and operating resident referral schemes. We're also sorry to hear that our community offering and on-site businesses did not meet your expectations. Throughout the year we host a wide range of events exclusively for residents such as Breakfast Clubs and Maker's Markets, alongside larger events in the Kampus Garden that bring together residents and the wider Manchester community. Our independent businesses form an important part of that offering and, whilst we appreciate that your experience may not have been a positive one, they are regularly well received by both residents and visitors and contribute to the unique character of Kampus. Misleading Advertising and Poor Organisation – Avoid Wasting Your Time. I booked a viewing for a one-bedroom apartment advertised from £1245 and received a confirmation email with the appointment time. When I arrived, the receptionist could not find my booking and then claimed it was “never confirmed,” despite the email proof. I was then told that no apartments are available at £1250 and that prices actually start from £1450, excluding bills and council tax would end up being £1750+. This feels misleading and wastes people’s time. Overall, very poor organisation and a dismissive attitude. Service: 1

In regard to the appointment, prior to an appointment communications are sent to confirm attendance to the appointment - it is possible there was an error/missed communication in this chain that led to your booking being cancelled, despite the initial request.
